Prospect Construction is currently seeking a Heavy Civil Project Manager to join our team based out of our  Washington office. This is an in-person, full-time position.

​ROLE: Project manager

The Project Manager is responsible for delivering projects on time, within budget, and according to contract requirements. An excellent Project Manager is well-versed in construction methods and procedures and coordinates a team of professionals from different disciplines to achieve the best results. The ideal candidate has an analytical mindset and strong organizational skills.

 Essential Duties and Responsibilities:

• Provide direct supervision and maintain overall responsibility for the management of construction and quality control activities.

• Collaborate with and assist engineers, architects, and owners to determine project specifications.

• Negotiate contracts.

• Obtain permits and licensing.

• Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.

• Plan all construction operations and schedule intermediate phases to ensure deadlines are met.

• Develop, maintain, and communicate the overall project CPM schedule to management, the project Superintendent, the Owner/Engineer, and subcontractors.

• Analyze impacts to the project schedule and negotiate schedule extensions with the Owner and their representatives.

• Attend and lead weekly progress meetings with the Owner.

• Evaluate progress and prepare detailed reports.

• Prepare, finalize, and manage the monthly pay request with the Owner or their representative to ensure timely receipt of payment.

• Manage subcontractor and supplier costs, submittals, RFIs, schedules, pay requests, change orders, and communications.

• Represent and support subcontractor and supplier interests to the Owner or their representative.

• Manage material purchasing and delivery schedules.

• Perform monthly labor and material budget analysis.

• Coordinate and manage project detailing requirements, including concrete lift drawings, metal fabrication detail drawings, and mechanical layout drawings, so materials can be purchased and delivered to the jobsite on time.

• Manage project closeout, including as-built drawings, spare parts, and O&M manuals.

• Document substantial completion, final completion, and project warranty dates.

 

Required Qualifications:

• 5+ years of proven experience managing construction projects, with a track record of successful outcomes.

• Experience with heavy water and wastewater facilities.

• In-depth understanding of construction procedures, materials, and project management principles.

• Ability to manage project scheduling and cost control, and to read and understand owner specifications and engineering drawings.

 

Preferred Qualifications:

• Bachelor’s degree in Construction Engineering, Construction Management, or a related field, or comparable work experience.

$100,000 - $140,000/ Year DOE
