Project Manager

Prospect Construction, Inc. constructs wastewater/water treatment plants, pumps station, fish hatcheries and other heavy civil projects throughout the Northwest. We are currently hiring for an experienced Project Manager to join our team. The Project Manager shall be responsible for the overall direction, completion and financial outcome of a construction project.  Develops, directs and supervises the project management team, which may include project administration, project superintendents and project engineer based on individual project requirements.  To provide management oversight for all phases of the construction project, including coordinating subcontractors, workers, material, and equipment, ensuring that the contract specifications are being followed, and work is proceeding on schedule and within budget.

Essential Functions

  • Represent Prospect Construction, Inc. in a professional manner with honesty, integrity and display respect in the role as a company liaison to owner and their engineer.

  • Interrupts the requirements of the contract drawings and specifications, ensuring that the work be performed within those documents and that all work performed outside of those requirements or beyond scope of their portrayal is captured as a change order.

  • Development of a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources. CPM Schedule updates and maintenance.

  • Management of the project budgets for material and labor. Responsible for understanding budget variances and documentation for historical reporting to estimating.

  • Management of submittals, RFIs and Change Orders in a timely manner.

  • Identify, communicate, price and negotiate Change Orders.

  • Develop weekly Project Status Report for management review.

  • Oversees performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.

Essential Duties

  • Develop and maintain project CPM schedule and monthly CPM schedule updates.

  • Communicate overall project CPM schedule to management; project superintendent; owner/Engineer and Subcontractors.

  • Coordinate and support superintendent’s preparation of the project’s three week look ahead schedule.

  • Analysis of impacts to the project schedule and negotiation of schedule extensions with the owner and their representatives.

  • Attend and lead weekly progress meetings with the owner.

  • Prepare, finalize and manage the monthly pay request with the owner or their representative in a timely manner to insure receipt of payment in a timely manner.

  • Management of subcontractor costs, submittals, RFIs, schedule, pay requests, change orders and communications.

  • Management of supplier costs, submittals, RFIs, schedule, pay requests, change orders and communications.

  • Management of material purchasing and delivery schedules

  • Represent and support subcontractor and supplier interests to the Owner or their representative.

  • Perform monthly labor and material budget analysis.

  • Coordinate and manage project detailing requirements, including concrete lift drawing, metal fabrication detail drawings, mechanical layout drawings.  Ensure detailing is accomplished to facilitate timely purchase and delivery of materials to the jobsite.

  • Project closeout including as-built drawings, spare parts, O&M manual.

  • Documentation of substantial completion, final completion, and documentation of project warranty dates.

Preferred Education / Experience

  • Bachelor’s degree in an engineering or construction-related field (or equivalent) and 3-5 years related work experience is required and demonstrated self-performing experience in the construction field.

  • Potential to perform in a lead capacity, excellent written and oral communications skills, and a familiarity of industry practices and regulations are required.

Special Skills

  • Proficient in Microsoft Office, Microsoft Project, and Bluebeam

  • Competent in specification, plan, and drawing reading and interpretations.

  • Ability to prepare clear and concise oral and written communications.

  • Demonstrated team and leadership skills
